I am writing regarding Karin Baxter-King. I met Karin shortly after I purchased a home in Ocean Edge in Brewster, MA. I was looking for someone to rent my place out for me, and Karin was highly recommended by the realtor I used to buy my home. I bought my place in early May, 2023, and by mid-May, my place was booked. Ultimately, Karin was able to rent it out for almost the whole summer except for one week. This was very impressive given the short notice she was given to rent it out. That summer, there were a couple of times when things happened with renters and they needed assistance. Karin's office took care of everything. It was so nice not to have to worry about anything. Living at Ocean Edge where so many people rent condos, I had the opportunity to meet many of them. I had 3 individuals tell me that Karin helped them rent a place, and they could not have been happier. One woman indicated that her family rented for 10 years, and they never had any problems. These were all random conversations I had with strangers I met at the neighborhood pool, and they all had glowing things to say about Karin. We have rented our Ocean Edge patio home exclusively through Leighton Realty for the last 3 years. We have found their service to be exceptional. From advice around rental rates and property décor decisions, through to calendar management and back office administration. The quality of tenants they attract is high, and our property has always been treated with respect. Each year they have easily filled the slots we provided to them to fill in the calendar (usually 6-8 weeks over the summer). Their vendors (cleaners, etc.) always do an excellent job, and if there are ever issues during a tenant stay, they will always go above and beyond to fix the issue themselves – for us this has been running to pick up a spare cable box when ours broke, through to engaging with a plumber on our behalf to fix a fridge problem.
