Lease
After making a reservation a lease agreement will be emailed
or mailed to you, which is due within 7 days after your
reservation is made.
Payments
Reservations before April 25th:
- 50% of the rental fee plus a $95 non-refundable
administration fee and
a $55 non-refundable fee for Vacation
Rental Damage Protection.
The balance is due May 1st.
Reservations after April 25th:
- Full rental fee plus a $95 non-refundable
administration fee and
a $55 fee for Vacation Rental Damage
Protection.
Vacation Rental Damage Protection
This Vacation Rental Damage Protection plan covers unintentional damages to the rental unit
interior that occur during your stay, provided they are disclosed to management
prior to check-out. The policy will pay a maximum benefit of $1,500.00. If you
damage the real or personal property assigned to your rental accommodation
during the trip, the Insurer will reimburse the lesser of the cost of repairs or
the Actual Cash Value of the property, up to $1,500.00. Certain terms and
conditions apply. Full details of the Vacation Rental Damage Protection are
contained in the Description of Coverage or Insurance Policy

By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Leighton Realty any amount payable under the terms and conditions of the Vacation Rental Damage
Protection. Please contact Leighton Realty directly if you do not wish to participate in this plan or assignment. However, in those cases, a security deposit of $1,500 would be required.

Accommodations
Our Rental Properties are privately owned and reflect the
taste of each owner. Every effort has been made to ensure
accurate and complete information on the website(s) and in the
lease. However, Leighton Realty, LLC cannot be held responsible
for typographical errors, omissions, price changes and changes
made by owners in furnishings, equipment, bed arrangements, etc.
Should Renter arrive for his/her vacation and find that the
Rental Property is not what he/she anticipated, there will be no
refund, nor can Renter be moved since each Rental Property is
individually owned.
Cleaning
Rental units are cleaned before and after your stay.
Cleaning Deposit
Renter agrees to maintain the cleanliness of the Rental
Property (both inside and outside) during the occupancy and to leave the Rental Property in “broom swept” condition (neat and picked up) upon departure. A $100 cleaning deposit is required which can be
made either way by:
- Credit Card Authorization (Your credit card won't be
charged. We will only put a $100 hold on it)
- Check (We will deposit the check upon receipt)
Reimbursement of the deposit or credit card hold release shall
be subject to inspection of the Rental Property. Checks will be
issued or credit card hold will be released within thirty days
of departure provided the Rental Property was left in proper
condition as specified in departure checklist that is issued
upon check-in.
Linens
Please refer to individual unit description.
Towels
We are sorry, but we do not provide towels for any of our
rental units.
Travel Insurance
Renters are encouraged to protect their vacation investment through the purchase of travel insurance. If Renters elect not to do so, no refunds will be provided for cancellations, delays, or disruptions normally covered by the insurance policy
(except as described below). If Renter purchased Travel insurance he/she can view the CSA Insurance brochure at:

Cancellations, Changes & Refunds
In the event of cancellation, a refund minus a service fee
of 25% of the total rent rate will be made if and only
if rental property is re-rented. The $95 administration
fee is non-refundable. If rental
property is not re-rented, cancellation will
result in the forfeiture of the total rental amount paid. All
notice of cancellation must be in writing.
There is a $55 fee to change Renter's reservation after Agent
has received the contract signed by Renter.
Should the owner of any rental property elect to remove their
rental property from our rental program, the Renter shall not
hold Leighton Realty, LLC liable. In such an instance, the
Renter will be relocated to comparable accommodations determined
by the Agent. If comparable accommodations are not available,
the Renter will receive a full refund. Leighton Realty, LLC is
not responsible for events beyond their control, i.e. inclement
weather, natural disasters, travel delays, maintenance issues,
national security crisis, etc.
Humidity and Allergies
Agent cannot guarantee that a specific humidity level,
temperature, or hypoallergenic condition can be maintained
within the property.
Occupancy Limits
Renter agrees that no more persons than indicated in the
occupancy limit will spend the night in the Rental Property at
any time. This limit includes all children and any guests. This
policy is strictly enforced. Renter agrees that non-compliance
and/or misrepresentation of the occupancy limit is grounds for
immediate termination of this agreement without refund of rental
monies and that Renter and Renter's party will be required to
leave the Rental Property.
Check-In
Check-in is between 3:00pm and 5:00pm on the date of your
arrival (No earlier than 3:00pm, since rental units need to
be cleaned and inspected)
Check-out
Check-out is 10:00am on the date of departure (No later than
10:00am, since Rental Properties need to be cleaned and
inspected). Upon check-out Renter will be offered a chance to
reserve the same property during the same week next year.
