Lease
After making a reservation a lease agreement will be emailed
or mailed to you, which is due within 7 days after your reservation is made.
Payments
Reservations before May 1st:

of the rental fee plus a $75 nonrefundable administration fee
Reservations after May 1st:

Full
rental fee plus a $75 nonrefundable administration fee
Security Deposit
Protector (SDP) Insurance
We no longer charge a security deposit for each rental unit.
Instead we charge a nonrefundable $45 Security Deposit Protector Insurance
(offered by Travel Guard) for each reservation. If, during a stay at the
premises an insured person, cause[s] any damage to or theft of, real or
personal property of the premises as a result of inadvertent acts or omissions,
Travel Guard will reimburse the policyholder for the cost of repair or
replacement of such property up to a maximum benefit of $1,500. The SDP does
not cover negligent or willful and wanton conduct. For detailed terms and
conditions view Travel Guard SDP Brochure. You must notify Realty
Executives / Leighton Realty, LLC of any damage or theft to the unit during
your occupancy, or this plan is void.
Accommodations
Our rental units are privately owned and reflect the taste
of each owner. Every effort has been made to ensure accurate and complete
information on the website and in the lease. However Realty Executives /
Leighton Realty, LLC cannot be held responsible for typographical errors,
omissions, price changes and changes made by owners in furnishings, equipment,
bed arrangements, etc. Should you arrive for your vacation and find that the
rental unit is not what you anticipated, there will be no refund, nor can you
be moved since each rental unit is individually owned.
Cleaning
Rental units are cleaned before and after your stay.
Cleaning Deposit
Renter agrees to maintain the cleanliness of the premises
during the occupancy and to leave the premises thoroughly clean and in good
condition upon departure. A $100 cleaning deposit is required which can be made
either way by:

Credit
Card Authorization (Your credit card wont be charged. We will only put a $100
hold on it)

Check
Release of the deposit/credit card hold shall be subject to
inspection of the rental property. Checks will be returned and credit card hold
will be released within thirty days of departure provided the property was left
in proper condition as specified in departure checklist that is issued upon
check-in.

Please refer to individual unit description.
Towels
We are sorry, but we do not provide towels for any of our
rental units.
Cancellation Policy
In the event of cancellation, a refund minus a service fee
of 25% of the total rent rate will be made if
and only if property is re-rented. The $75 administration fee and $45
security deposit insurance protector are non-refundable.
If property is not re-rented
cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing
(no email).
There is a $45 fee to change your reservation after
receiving your signed contract.
Travel Insurance
We offer Travel Insurance (Trip Cancellation &
Interruption, ) through Travel Guard. Please view the Travel
Guard Insurance Flyer or the Travel Guard Insurance Brochure for a detailed outline of
coverage. If you have questions regarding their policies please call them at
1-866-221-8080 (US),
1-715-295-5452 (Abroad), reference Product# 008085 and mention that you will be
renting through us. Please note that Travel Insurance is non-refundable.
Occupancy Limits
Total occupancy of properties may not exceed the maximum
number of occupants allowed as indicated in lease agreement. This limit
includes all children and any guests. This policy is strictly enforced and Non-compliance
and/or misrepresentation is grounds for immediate termination of this agreement
and immediate eviction without refund.
Check-In
Check-in is between 3:00pm and 5:00pm on the date of your
arrival (No earlier than 3:00pm, since rental units need to be cleaned and
inspected)
Check-out
Check-out is 10:00am on the date of your departure (No later
than 10:00am, since rental units need to be cleaned and inspected). Upon
check-out youll be offered a chance to reserve your vacation property/week for
the following season.
