After making a reservation a lease agreement will
be emailed or mailed to Renter, which is due within 7 days after your
reservation is made.

Security Deposit Insurance
For each rental, Leighton Realty,
LLC charges the Renter a non-refundable $45 fee for an insurance policy offered
by Travel Guard called Security Deposit Protector (SDP). If, during a stay at
the rental property an insured person, cause[s] any damage to or theft of, real
or personal property of the rental property as a result of inadvertent acts or
omissions, Travel Guard will reimburse the policyholder for the cost of repair
or replacement of such property up to a maximum benefit of $1,500. The SDP plan
does not cover negligent or willful and wanton conduct. Renter must notify
Leighton Realty, LLC of any damage or theft to the Rental Property during
occupancy, or this plan is void.

Accommodations
Our Rental Properties are privately owned and reflect the taste
of each owner. Every effort has been made to ensure accurate and complete
information on the websites and in the lease. However, Leighton Realty, LLC
cannot be held responsible for typographical errors, omissions, price changes
and changes made by owners in furnishings, equipment, bed arrangements, etc.
Should Renter arrive for his/her vacation and find that the Rental Property is
not what he/she anticipated, there will be no refund, nor can Renter be moved
since each Rental Property is individually owned.
Cleaning
Rental units are cleaned before and after
your stay.
Cleaning
Deposit
Renter agrees to maintain the cleanliness of
the premises during the occupancy and to leave the Rental Property thoroughly
clean and in good condition upon departure. A $100 cleaning deposit is required
which can be made either way by:

Credit
Card Authorization (Your credit card wont be charged. We will only put a $100
hold on it)

Check
(We will deposit the check upon receipt)
Reimbursement of the deposit or credit card
hold release shall be subject to inspection of the Rental Property. Checks will
be issued or credit card hold will be released within thirty days of departure
provided the Rental Property was left in proper condition as specified in
departure checklist that is issued upon check-in.

Towels
We are sorry, but we do not provide towels
for any of our rental units.
Cancellation
Policy
In the event of cancellation, a refund minus
a service fee of 25% of the total rent rate will be made if and only if property is re-rented. The $95 administration fee
and $45 security deposit insurance are non-refundable.
If property is not re-rented
cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing
(no email).
There is a $45 fee to change your reservation
after receiving your signed contract.
Travel
Insurance
Renters are encouraged to protect
their vacation investment through the purchase of travel insurance. If Renters
elect not to do so, no refunds will be provided for cancellations, delays, or
disruptions normally covered by the insurance policy. Please view the Travel
Guard Insurance Flyer or the Travel Guard Insurance Brochure for a detailed outline of
coverage. If you have questions regarding their policies please call them at

renting through us. Please note that Travel Insurance is non-refundable.
Occupancy
Limits
Renter agrees that no more persons than
indicated in the occupancy limit will spend the night in the Rental Property at
any time. This limit includes all children and any
guests. This policy is strictly enforced. Renter agrees that non-compliance
and/or misrepresentation of the occupancy limit is grounds for immediate
termination of this agreement without refund of rental monies and that Renter
and Renters party will be required to leave the Rental Property.
Check-In
Check-in is between 3:00pm and 5:00pm on the
date of your arrival (No earlier than 3:00pm, since rental units need to be
cleaned and inspected)
Check-out
Check-out is 10:00am on the date of departure
(No later than 10:00am, since Rental Properties need to be cleaned and
inspected). Upon check-out Renter will be offered a chance to reserve Rental
Property/week for the following season.
